The Mission of the Boulder County Public Trustee's Office
The mission of the Boulder County Public Trustee's Office (BCPTO) is to administer
foreclosure proceedings for properties located in Boulder County and the release
of Deeds of Trust for properties located in Boulder County.
Serving Homeowners Facing Foreclosure
Colorado is the only state in the nation that has a Public Trustee system for administering foreclosures. Explicit in that fact is the perspective that the BCPTO and its professional staff are dedicated to serving the public interest, especially homeowners facing foreclosure. While we can not give legal advice, real estate advice, or financial advice, we can and do insure the fair treatment, under law, of homeowners facing the considerable pressures and demands of a foreclosure.
Housing Counseling services are available to homeowners through the Boulder County Housing Authority. Their HUD Certified Counselors and the volunteer housing counseling program represent an extraordinary resource to home owners facing foreclosure. Housing counseling services struggle to keep up with growing case loads during times when foreclosures are on the rise, as is currently the case. The BCPTO staff urges homeowners to be patient as these trained housing counseling professionals work hard to keep up with a growing demand for counseling services. To assist with growing demand for counseling services, the BCPTO, together with the strong support of, and memorandum of agreement with, the Board of County Commissioners, has directly appropriated funds to support additional housing counseling capacity.
Other Participants in the Foreclosure Process
Lenders, attorneys representing lenders, real estate professionals, and investors are the other participants in the Colorado foreclosure process. They are presumed to understand the foreclosure process based on the knowledge gained by their professional training and their own initiative.
The Public Trustee’s Office plays a pivotal role in ‘refereeing’ the foreclosure process, under law, in Colorado. As such, the BCPTO and its professional staff are dedicated to Fairness for all parties in the foreclosure process.
The Other Aspect of Our Mission: Releases of Deeds of Trust
The purpose of a Release of a Deed of Trust is to remove some or all of the subject property from the lien created by a Deed of Trust. To request a Release, please use forms in the right hand margin of this Web Page.
